GOLDEN HILLS Holiday Village

Built among virgin pine and oak woods, on a 60.000m2 of land, with wide, perfectly arranged and paved roads, with a huge swimming pool, two tennis courts, children’s playgrounds, shops, a medical and beauty centre, two taverns and two pubs, is the Golden Hills Holiday Village. We took every care to provide for spacey building plots (500 m2 each) that will allow the construction of luxury and fully functional villas, maisonettes, studios and penthouses all with big gardens, garages and space for a private swimming pool (applicable only to villas and homes built on a single plot. We offer a choice of villas and maisonettes both in size and design but in the case of studios and penthouses the final choice is up to you. The single floor villas consist of an open plan kitchen, dining and living room at the front with two or three self-contained bedrooms at the rear. The two storey villas consist of a large patio and entrance hall, a spacious fully fitted kitchen that opens onto the back garden, a through lounge/diner, bathroom, toilet and a family room on the ground floor. A staircase leads to a wide landing on the first floor from where you enter into the three bedrooms (for bigger villas there are four bedrooms) each with their own fitted wardrobes and bathroom or shower room and toilet. Every opens onto a large veranda designed and placed to give access to the beautiful sea and forest views. Each villa will have at least 240m2 garden both at the front and the rear. The provision is made for each villa to have the required space for a double garage and swimming pool.

FLATS, PENTHOUSES AND STUDIOS

We have not ignored our clients with limited budgets and have designed an apartment building which will include four independent self contained flats, two on the ground and two on the first floor. A large swimming pool and beautiful garden will complement this attractive building.

We offer one bedroom maisonettes, two and three bedroom villas, detached luxury four bedroom villas and lots more. We basically have something for every taste, need and pocket!

PRICES

Our business philosophy is to give the best possible value for money- this is reflected in our prices!

The price per m2 includes the following:

1. Freehold Title Deed both for the land and for the building on it.

2. Turnkey luxury construction and finish in accordance with the written technical specifications which are always attached to the Sales Contract and constitute part of it

3. Free Use of Communal Facilities – swimming pool, tennis courts and playgrounds.

4. A 12 month guarantee of the construction workmanship

5. Guaranteed completion and delivery within 12 months from signing the sales contract and receipt of the down payment.

PRICE PER SQ METER: 1450 euro

PURCHASE EXAMPLE

The selling price is determined by the size of the plot and the m2 of the property area.

A two bed roomed villa with an area of 120 m2 with a swimming pool built on a 500 m2 plot will cost:

Building Plot 500 m2 x 50 euros = 25,000 euros

120m2 property area x 1240 euros = 148,800 euros

TOTAL COST = 173,800 euros

PAYMENT STRUCTURE

1. Booking fee 3000 euro

2. Down payment on signing of sales contract 33% (minus booking fee). Upon payment, we will transfer the ownership of the building plot to the buyer’s name

3. The balance (67%) of the total price has to be covered either by a bank guarantee or a valid mortgage offer and is payable as follows:

50% - upon completion of construction

40% - upon full delivery and transfer of ownership of the villa/home

10% - 12 months from delivery and provided that there are no justifiable claims made for bad workmanship.
